Benmar Construction partnered with Mi Apá Latin Café to complete a full restaurant tenant improvement within the Oaks Mall food court in Gainesville, Florida. This successful project marked the beginning of a valued relationship that ultimately led Mi Apá to select Benmar for the ground-up construction of its new Alachua location.
Working within an active shopping mall environment, the project required careful coordination with mall management, neighboring tenants, and trade partners to deliver a high-quality restaurant while minimizing disruption to daily operations.
The project consisted of a complete demolition of the existing restaurant space followed by a full interior rebuild designed to meet Mi Apá's operational and branding standards. Benmar installed all new mechanical, electrical, and plumbing systems, coordinated owner-furnished kitchen equipment, constructed a new customer service counter, and completed all architectural finishes. Every element of the space was carefully planned to maximize efficiency for restaurant operations while creating an inviting dining experience for customers.
Constructing within an occupied mall presented unique logistical challenges, including restricted delivery schedules, limited work hours, and coordination with existing building systems. Benmar successfully managed these complexities while maintaining schedule, quality, and safety throughout the project.
The completed restaurant showcases Mi Apá's signature vibrant aesthetic through custom finishes, decorative tile, branded design elements, and durable materials selected for the demands of a high-volume food service environment. The success of this project established a trusted partnership that led to Benmar being selected to perform the complete site development and ground-up construction of Mi Apá Latin Café's new flagship location in Alachua, Florida.
